Siemens AG is continuing its commitment to North Rhine-Westphalia, having signed a long-term lease extension for around 6,300 square metres of office space in Düsseldorf's Airport City. The technology company has occupied the property at Klaus-Bungert-Straße 6 and 6a as anchor tenant since its completion in 2010. The Düsseldorf base ranks among the group's largest branch offices in Germany and bundles sales and service operations for the state capital and the surrounding region.
The five-storey office building is owned by a real estate fund managed by Hamburg-based Quest Funds GmbH. Coupled with the lease renewal is an extensive investment programme: the landlord is committing over five million euros to upgrade the property's energy performance and fundamentally modernise the workspace for the existing tenant. Siemens will continue operational business on site throughout the implementation phase.
Comprehensive modernisation and switch to heat pumps
The technical measures focus primarily on decarbonising the building services. Future heating will be provided mainly by modern heat pump systems, with the existing gas heating retained only as a back-up for peak loads and contingency scenarios. In addition, an existing rooftop photovoltaic installation supplies on-site electricity to the building. Electric vehicle charging infrastructure is also being expanded significantly, with 65 charging points being installed in the building's underground car park.
- —Long-term extension for around 6,300 square metres of office space by Siemens AG
- —Investment volume of more than five million euros by the landlord fund
- —Realignment of heating supply using heat pumps, with gas heating retained as back-up
- —Installation of 65 electric vehicle charging points and modernisation of the office space
Location commitment and advisory
Florian Wagner, Managing Director of Quest Funds GmbH, explained regarding the project that properties built in 2010 are generally in good structural condition, yet often still rely on fossil gas heating. However, major corporate tenants increasingly demand largely carbon-neutral heat supplies for the period beyond 2030. He noted that the agreed long-term lease term provides the commercial foundation required to tackle the impending technical transformation without delay.
On the tenant side, Olaf Plante, representative of the Siemens Düsseldorf branch, underlined the strategic significance of the decision. The renewal represents a clear commitment to the state capital. He added that the modern working environment and improved energy efficiency support Siemens in achieving its sustainability targets while safeguarding continued proximity to clients across the region. Cushman & Wakefield acted for the landlord in the letting transaction, while Jones Lang LaSalle (JLL) advised Siemens. Legal advice to the owner was provided by the law firm REIUS Rechtsanwälte.
