Fintech company Octaura Holdings is relocating its corporate headquarters within Midtown Manhattan to the 111 West 33rd Street office building near Herald Square. The provider of electronic trading, market data and analytics has signed a lease for 28,914 square feet with landlord Empire State Realty Trust (ESRT). The leased premises span the entire 17th floor of the 26-storey office building.
To date, Octaura has maintained its main Manhattan office at 5 Penn Plaza, a property owned by Haymes Investment Company. Whether the company will vacate this previous location entirely or retain space was not initially disclosed. The exact term of the new lease and the asking rent for the property between Avenue of the Americas and Seventh Avenue were also not stated.
Expansion in the Penn Plaza submarket
Brian Bejile, Chief Executive Officer of Octaura, described the new office space as an important next chapter for the company. In light of the continued growth of the business and workforce, he noted that it was crucial to select premises that reflect the company's direction and provide staff with an environment for collaboration and connection in the heart of New York City.
Market conditions in this segment show stable demand: in the third quarter of 2026, average prime rents for Class A office space in the Penn Plaza submarket stood at 82.38 US dollars per square foot, according to surveys by real estate services firm Colliers.
Advisers involved and tenant profile
In the transaction, landlord Empire State Realty Trust was represented in-house by Shanae Ursini and Kerry Lavelle, supported by Scott Klau, Erik Harris and Neil Rubin of Newmark. Acting on behalf of the tenant were their Newmark colleagues Neil Goldmacher and Cooper Weisman.
The office tower, comprising a total of 728,429 square feet, features prominent existing tenants from various sectors. In July this year, delivery service Instacart had already secured 26,134 square feet in the property. In addition, consulting firm Clearview Healthcare Partners and data analytics company Penta Group are among the established occupiers of the building.
