Munich-based Kriton Immobilien GmbH, acting as mandated asset manager and representative of the owner, has concluded the full letting of the LEVELZ property in Düsseldorf's Kennedydamm submarket. With the final tenant moving into the space, the architecturally reconfigured building has reached an occupancy rate of 100 per cent.

Complete reconstruction on historic structural fabric

The building has a varied history: originally constructed for technology group IBM, the property operated in subsequent years as an established fashion location under the name Fashion Plaza. In the course of the repositioning, the existing structure was stripped back to its load-bearing concrete framework and rebuilt from the ground up.

Following this comprehensive revitalisation, the building offers contemporary new-build standards. This structural standard is underscored by the award of a LEED Gold sustainability certificate, documenting the property's energy and environmental performance.

  • —Lettable area of approximately 7,000 square metres across eight storeys
  • —Three generously proportioned terrace areas
  • —Sustainability certification according to LEED Gold
  • —Direct public transport access via the Kaiserswerther Straße underground station

Usage concept and micro-location at Karl-Arnold-Platz

The building comprises a total of around 7,000 square metres of lettable space distributed across eight storeys. The usable area is complemented by three large terraces, offering tenants additional outdoor amenity space. The concept combines two primary uses: the first three floors are occupied by well-known fashion companies operating showrooms, while the floors above are used as traditional office space.

In addition to the physical condition of the property, its micro-location within the state capital of North Rhine-Westphalia was key to achieving full occupancy. The building occupies an unbuildable position directly on the heritage-listed Karl-Arnold-Platz. Immediate access to the Kaiserswerther Straße underground station also provides excellent transport links.
