The logistics real estate market is currently navigating significant structural changes. Geopolitical shifts, altered interest rate environments, new industrial settlements, and increasing pressure on space are presenting owners and occupiers with new framework conditions. At the same time, functional enhancements are gaining relevance: modern assets are increasingly transforming into multifunctional infrastructure and energy hubs, while the transformation and refurbishment of existing properties are growing in importance.
Against this background, the German Property Federation (ZIA) is hosting the Logistics Real Estate Day on Wednesday, 11 November 2026. The conference will take place at Tagungswerk Berlin at Lindenstrasse 85. Following a preliminary reception, the programme commences at 11:00 under the central theme of 'Resilience in a volatile world'. The aim of the gathering is to examine in depth the interplay between security of supply, energy infrastructure, and institutional investment criteria.
Economic framework and political impetus
A macroeconomic and transport policy framework will be set by the opening contributions from Christian Hirte, Parliamentary State Secretary to the Federal Minister for Transport, and Dr Thomas Obst, Senior Economist at the German Economic Institute in Cologne. Subsequent expert analyses will address investment perspectives and regulatory requirements, featuring speakers including Diana Schumann from JLL Germany as well as Kathi Hofmann and Dr Wolfgang Zink from PwC Germany.
The expert exchange will be complemented by insights from construction and operational practice. Vincent Schneider (Scantum DW), Florian Grauthoff (Goldbeck), Marco Albrecht (Drees & Sommer), and Timo Meisner (Lidl Deutschland) will address specific project requirements, energy installations, and occupier-side considerations.
Key industry themes up to 2030
- —Impact of the altered interest rate environment on the pace of transformation in the sector
- —Evolution of demand profiles driven by sectors such as e-commerce, healthcare, and defence goods up to 2030
- —Strategies for upgrading existing properties within the context of regulatory mandates such as ESG and GModGs
- —Availability of grid and energy capacity as a critical criterion for site selection
Despite macroeconomic headwinds, the industrial and logistics real estate sector maintains its standing in the German investment market. The conference in Berlin brings together the current areas of action and highlights which criteria will remain decisive for site selection by owners and developers in the coming years.
