Munich-based real estate advisory firm Poehlmann Immobilien has successfully brokered the sale of a refurbished residential and commercial building in Maxvorstadt. The historic property was sold by an investment company based in Grünwald. The buyer is a private investor from North Rhine-Westphalia who is deliberately expanding his portfolio in southern Germany.
The contracting parties have agreed not to disclose the exact purchase price. It is known, however, that the transaction took place at a demanding valuation level, with the achieved purchase price multiple exceeding 30 times the current annual net cold rent.
Fully refurbished Wilhelminian-style property close to the city centre
Erected around 1877, the existing building comprises a total lettable area of more than 1,000 square metres. In recent years, the previous owner subjected the property to extensive, high-specification refurbishment. As a result of these measures, the building has no backlog of maintenance work, which represents a decisive criterion for both institutional and private investors in the current market environment.
The property benefits from its location in the heart of Maxvorstadt. The traditional university district is distinguished by its direct proximity to Munich's higher education institutions, the Kunstareal museum quarter and the historic old town. All day-to-day amenities, dining options and public transport stops are within a few minutes' walk.
Sustained demand for prime locations
Alexander Poehlmann, owner of the mediating advisory firm, emphasised in the context of the deal that well-maintained period properties in central locations across the Bavarian state capital continue to see strong demand from investors. This applies particularly to properties where fundamental refurbishment work has already been professionally completed.
