A new residential high-rise is taking shape on Manhattan's Upper East Side: Douglaston Development is delivering a 38-storey new build at 175 East 82nd Street, close to the intersection with Third Avenue. The architectural concept was designed by the renowned New York practice CetraRuddy, led by founding partners John Cetra and Nancy Ruddy. Sales for the 73 condominiums launched in September, with completion scheduled for autumn 2027.
During the design process, John Cetra and Nancy Ruddy placed practical day-to-day living at the core of their concept. John Cetra emphasised that close attention was paid to the floor plans and the sense of space to reflect the family-oriented character of the neighbourhood. The handmade, hand-laid brick facade reflects natural daylight and subtly alters its colour effect depending on the light. According to Nancy Ruddy, the generous window frontages highlight the delicate material textures and craftsmanship details throughout the interiors.
Extensive amenities and exclusive living spaces
Apartment sizes range from one-bedroom to four-bedroom homes. A unit with two separate sleeping areas is offered for 5 million $, according to Josh Young of the Young Development Group at Brown Harris Stevens, which is handling sales for the scheme. The ground floor of the tower will also feature around 3,000 square feet of retail space, while the lobby is characterised by limestone colonnades, a sculptural stone reception desk and a chandelier.
- —40-foot indoor pool, sauna, and fitness centre with Pilates and yoga studio on floors 24 and 25
- —Communal residents' lounge, outdoor terrace in the form of a loggia, and private screening room
- —Children's playroom for the building's residents
- —Automated private parking system with the purchase of a penthouse
Penthouses in the upper price bracket
At the top of the tower are penthouses offering expansive views of the George Washington Bridge, the East River and Central Park. The two-storey duplex penthouse comprises around 6,000 square feet of living space and features a living area with 30-foot ceiling heights. The principal bathroom includes its own terrace as well as a freestanding deep soaking tub. Josh Young expects this penthouse to sell for between 30 million $ and 40 million $.
Young explained that the meticulous composition of the unit mix and layouts addresses contemporary living requirements. Combined with Douglaston Development's nearly 50 years of construction experience, the scheme is designed to deliver enduring value to its owners for years to come.
