The THASOS Group has successfully brokered the sale of a fully let retail park in Diedorf in the Swabian district of Augsburg. The property is situated in an established commercial and retail location within the market town west of Augsburg. The transaction involved a change of ownership between two private individuals, with both the vendor and the purchaser originating from the immediate region.
Fully let retail space with established tenant mix
Built in 2007, the retail centre comprises a lettable area of around 1,045 square metres distributed across three commercial units. At the time of sale, the property has zero vacancy and benefits from long-term leases secured with nationally recognised retail chains and a regional local convenience operator.
The drugstore chain Rossmann and the clothing discounter KiK serve as the anchor tenants of the property. The offering at the site is complemented by a branch of the Niedermair bakery including an adjoining café. This combination of day-to-day essentials and supplementary retail offering ensures footfall within the catchment area.

Sustained demand for regional local convenience centres
According to Yannick Wirth, Managing Director of the THASOS Group, local convenience assets with covenant-strong retail chains are currently enjoying unprecedented popularity in the market. He noted that the successful completion clearly demonstrates that private investors continue to specifically seek resilient, inflation-hedged cash flows in the wider Augsburg area.
Advisory firm THASOS represented the vendor in this sales mandate. Its services spanned the entire disposal process, starting from the commercial preparation of property documentation and targeted investor outreach through to the final notarial certification of the purchase agreement.
