Strategic Financial Models Ahead of Major Deals
At real estate services provider Savills, the Integrated Consulting Strategies (ICS) team plays a key role ahead of major transactions. Led by Executive Managing Director Nate Brzozowski and his partners Matthew Barlow and Brad Wolk, the group focuses on corporate advisory and financial structuring even before a mandate is formally pitched. A ten-strong team of analysts and consultants provides detailed financial models for the occupier side.
In an interview with trade publication Commercial Observer, Brzozowski explained that the division serves as the analytical and strategic engine behind complex occupier agreements. The goal is to provide commercial occupiers with sound data, whether for a 500,000-square-foot headquarters in Midtown Manhattan or a healthcare provider's regional outpatient clinic network. The consultants accompany the process through to final signing to secure the financial structure in agreements such as leases or purchase contracts.
Shifting Tenant Profiles and New Capital Market Synergies
According to Brzozowski, the traditional division between tenants and landlords is increasingly blurring. Many corporate clients now hold their own office buildings or logistics hubs in their portfolios or dispose of space from master leases. The focus is therefore firmly on the entirety of occupier interests. The Manhattan client base includes prominent names from fashion, technology, legal services, private equity, and financial services.
The team is currently working on around half a dozen tenant representation transactions, each exceeding 300,000 square feet. Recent benchmark projects include the relocation and expansion of clothing retailer American Eagle at 63 Madison Avenue. The initial transaction encompassed 340,000 square feet and has since been expanded further.
The business is experiencing additional momentum through Savills' multi-billion merger with Eastdil Secured. While Savills traditionally contributes its strengths in the transaction and leasing sectors, Eastdil unlocks comprehensive access to capital markets, debt placement, and investment banking. This combination enables standard lease negotiations to be elevated to a strategic capital markets level.
