VADcare Großpösna GmbH, a project company of the Oberursel-based VADcare Group, has started groundworks for the new-build scheme "Seniorenbungalows Großpösna". In the municipality of Großpösna, around eleven kilometres south-east of Leipzig, 21 semi-detached bungalows comprising a total of 42 barrier-free residential units are being built. The total investment volume amounts to approximately EUR 20 million. OSTRAUER Baugesellschaft mbH has been appointed as general contractor for the turnkey delivery of the project.
The project is aimed specifically at people aged 60 and over who want to lead a self-determined life in their own home, but wish to reduce the space requirements and maintenance demands of a traditional existing property. According to calculations by the Pestel Institute, there is currently a nationwide shortfall of around 2.2 million age-appropriate homes. Oliver Zirn, Managing Partner of the VADcare Group, emphasises that many interested parties are still too active for conventional assisted living and reject fixed flat-rate service fees for unused support. The bungalow concept bridges this market gap through optional, needs-based support services.
Barrier-free layouts and sustainability standards
The scheme offers two layout types with around 94 and 104 square metres of living space. Both variants feature three rooms, a separate kitchen, a bathroom with natural daylight, a terrace, and a private, low-maintenance garden plot. All units are constructed without thresholds in accordance with DIN 18040-2 standards. The buildings are being constructed to the Efficiency House 40 standard and will receive the Quality Seal for Sustainable Buildings (QNG), enabling access to funds from the KfW funding programme "Climate-friendly Residential Building". Investors also have the option of claiming special depreciation under Section 7b of the German Income Tax Act (EStG).
The location in the Generationenpark directly adjoins the Wohnpark Großpösna ensemble, which was completed in 2024 and also developed by VADcare. Its infrastructure, featuring day care, an outpatient service from the Neuseenland nursing service, and a café, can be used on demand without an ongoing availability fee. For everyday shopping, the Pösna Park shopping centre is located around 100 metres away. Leipzig city centre can be reached in approximately 20 minutes via a regional rail connection.
Freehold plot division and sales structure
OSTRAUER Baugesellschaft is carrying out the construction in several phases, with the first units scheduled for handover in spring 2027. Tobias Stephan, Managing Director of the construction firm, highlights that the standardised design of the buildings ensures a swift and structured construction process. Unlike previous schemes that were sold to institutional investors, VADcare is offering the bungalows commission-free to both owner-occupiers and private retail investors. The plots are undergoing physical subdivision, meaning no condominium owners' association with service charge settlements is required. Payment of the purchase price is only due in full upon completion of the respective property.
