RQI Immobilien AG is continuing the repositioning of the inner-city residential ensemble "TEDESCO" in Wiesbaden. Through its subsidiary RQI Asset Management GmbH, the company is undertaking ongoing asset management and structural development of the properties at Bertramstraße 16 and Zimmermannstraße 10. The project is being carried out on behalf of a high-net-worth private investor, to whom the site was sold after planning permission was successfully secured.
RQI acquired the ensemble in April 2024 and established the planning framework for substantial densification in 2025. The project reflects the company's approach of enhancing the value of existing properties through targeted interventions and continuing to manage the assets operationally even after a change of ownership.
Substantial densification and expansion of floor space
The development plan provides for a tangible expansion of existing living space. Through a roof extension and the conversion of former commercial space, the number of residential units will increase by 90 per cent from 22 to 42 apartments. In parallel, the total usable area of the ensemble will grow by approximately 30 per cent from 2,100 square metres to around 2,700 square metres.
Alongside structural expansion, the mandate of RQI Asset Management GmbH includes a package of operational management measures aimed at long-term income optimisation:
- —Refurbishment and furnished re-letting of selected residential stock
- —Activation and utilisation of previously unused basement areas
- —Active lease management aimed at the targeted reduction of vacancies
- —Optimisation of property management structures to reduce ongoing operating costs
Hendrik Th. Möller, founding board member and Chief Operating Officer of RQI Immobilien AG, underlines the company's profile in this context. He noted that the objective is to identify value-creation potential at an early stage, secure it through planning, and support private investors as an operationally strong partner well beyond the point of transaction.
Energy efficiency upgrades during ongoing tenancies
A key focus of the ongoing works is the energy-efficient refurbishment of the buildings. The package of measures comprises comprehensive facade insulation, complete replacement of windows, and modernisation of the heating systems. Through these interventions, the energy efficiency rating of the properties is to be improved from F to B+, which according to current calculations enables a reduction in operating costs of around 34 per cent.
As the conversion works are taking place while the buildings remain occupied, the company is relying on continuous communication with tenants. Dominik Schott, Managing Director of RQI Asset Management GmbH, highlights that such developments can only be realised in close dialogue with residents as well as thorough coordination with authorities and specialist planners. The objective is to combine enhanced structural quality with economic viability and dependable solutions for the tenant community.
